hello all, i need help in saling my home in the northwest surburb of chicago.i was a first time buyer, i have only been in the home for 3years i have great debt and my job is moving to another country at the end of the year so i need to cut my loses and move on.i am a single woman with no extra funds available i have never been through this process before and do not want to get with the wrong people (realtors)do anyone out their have any suggestions on how i should start this process.forclosure is not an option people(i have great credit)does it cost money for someone to come by and market my home?would it be beneficial to have the rent to own option put out their.please help. signed single and almost jobless

Given the current market, you are right, its probably a good idea to get a tenant in a rent to own agreement or just get a renter and wait to sell until the market improves. Be sure you check out the renters no matter who recommends them before you sign a lease. You might also consider a home warranty to take care of things like the AC quitting, dishwashers breaking ect. to limit your rental expenses.
Also, try please try interviewing some Realtors, most of us are caring, ethical people. Not all real estate agents are Realtors. Realtors must agree to abide by a strict code of ethics. (Most of us are caring honest people!)
Be sure to contact your mortgage company about whether or not you can do a lease purchase option for the home. You may need to change the terms of your agreement with them.
Interview realtors until you find the one you are comforatble with. They will charge you a commission at the close of escrow which is a % of the sales price. You can negotiate the % with them.
Hmm…try listing with a mortgage broker or someone who has greater incentive to sell your home…sure realtors are "nice" and "caring" but they’ve be known to be shady or just plain ignorant as well…they are people after all.
